The European Union's Disclosure Regulation requires real estate owners to disclose information about their ESG practices and risks. Non-ESG-compliant buildings are penalized with a discount. Jens Thumm, co-founder and CEO of Predium, explains:
"ESG is a risk factor for real estate value. A current carbon footprint of buildings is often missing. At the same time, the question arises as to which renovation measures should be implemented and when. The answer to this question still consists of an expensive, static, and cumbersome mix of Excel and consulting projects. We're changing that with Predium."
The startup has developed a platform for the decarbonization of real estate. Predium enables portfolio owners such as banks, insurance companies, investors, housing associations, and property owners to identify ESG risks. The Predium Action Engine is designed to help prioritize renovation measures based on costs, savings potential, and funding. Automated reporting provides information on progress and supports communication. Predium aims to help real estate portfolio owners decide whether to buy, renovate, or sell specific buildings at the right time.
Predium convinces investors
Predium has now received €4.5 million in its seed financing round, led by UVC Partners. Existing investors such as B2venture are increasing their investment. Other investors include Mutschler Ventures, as well as business angels Joachim Drees (Drees & Sommer, MAN), Alexander Schwörer (PERI), Heike Gündling (Bilfinger, 21st Real Estate), and Maximilian Viessmann (Viessmann Group). The founders of Presize, who recently sold their startup to Meta (Facebook), are participating in the round. The capital will be used for further market development and technological expansion of Predium.

The Munich-based startup's customers include companies such as Deutsche Investment Gruppe, B&L Gruppe, Tattersall Lorenz, Valon, and Pamera Real Estate Partners. They, too, are enthusiastic about the solution. Nanette Hoppe, Director of Sustainability and Project Management at German Investment Group, says:
