The proptech company Donexus has completed angel financing of 600,000 euros. With the capital, the team plans to enter the market and further develop its AI platform for property management companies. Investors include Superangels, Buildery VC, Interhyp founder Marcus Wolsdorf, and several other business angels.
Founders Daniel Parak and Zeno Woywood want to free property managers from recurring tasks with Donexus. Their goal: more time for strategic work. The AI agents automatically understand inquiries, classify them, and suggest solution steps. This should reduce processing time and increase service quality.
“Property management companies are the backbone of the real estate industry – but they’re drowning in repetitive routine work. With Donexus, we want to turn the manager into an active strategic leader”,
explains Daniel Parak, co-founder & CEO of Donexus.
Technology from the TUM ecosystem
Donexus develops an agent system with AI focus specifically for property management companies. It integrates into existing communication and documentation systems. Incoming messages are automatically analyzed, categorized, and linked with relevant properties.
“From the start, we were impressed by how focused Donexus is on solving a long-standing industry problem. Not some distant vision, but measurable relief in everyday work and a team that doesn’t just talk – it delivers from day one”,
says Franzi Majer, founding partner at Superangels.
The startup was founded in 2025 in the environment of the Technical University of Munich. Donexus was supported by programs such as TUM Venture Labs Xplore and Xdeck. The fresh funding will go toward additional pilot projects. The team also plans to further develop the product and is actively seeking new talent for various positions. In the long term, Donexus aims to free property management from operational burdens and transform it into a strategic growth function.
